CC&R’s

Lomita Heights Neighborhood Association has, as one of its Principles under the Mission Statement, a provision to inform its residents of the existence of CC&R’s.  Lomita Heights Neighborhood Association does not enforce the CC&R’s, and leaves the responsibility for compliance to the individual owner(s).

Lomita Heights Neighborhood Association was formed by Lomita Heights Subdivision No. 1 and was partnered with three other subdivisions: Buena Vista Subdivision No. 1, and No. 2, and Nielsen Ranch Subdivision. There are several isolated lots that are also part of the Association. According to the best information available, only Lomita Heights Subdivision No. 1 and Buena Vista Subdivision No.1 have CC&R’s.

Owners of property in Lomita Heights Subdivision No. 1 and Buena Vista Subdivision No.1 have as part of their legal papers (deed) a copy of their CC&R’s. If you cannot find that document, the Lomita Heights Neighborhood Association can provide a copy for you, or you can go to the County Recorder’s Office to obtain the document.

Information is generated by the association in an attempt to have the members of the Lomita Heights Neighborhood Association understand the CC&R’s and how they apply to them. The original document is a copy of microfilm from the county office. The computer generated document is felt to be an accurate copy of the original in a more legible form.
